A lot of homes across Metro Atlanta have real hardwood hiding under decades of wear - or under carpet installed by a previous owner. Refinishing brings it back for a fraction of the cost of replacing it. It's one of our most-requested Georgia services, and here's exactly what's involved.
Does your floor qualify?
The first question on every refinishing estimate is simple: is this solid wood over a wood subfloor, or is it sitting on a concrete slab? Solid hardwood can be sanded and refinished multiple times over its life. If your Georgia home was built with a wood subfloor - common across Fayette, Coweta, and Cobb County construction - there's a good chance the original hardwood is still refinishable, even under old carpet. We check this on every hardwood estimate before we ever recommend a sand-and-refinish over a full replacement.
A note for our Tampa, FL clients
We floor homes across both Metro Atlanta, GA and Tampa, FL & surrounding counties, but refinishing is a Georgia-only service on our roster right now - most of the Tampa, FL & surrounding counties homes we work in sit on concrete slab construction, which isn't a refinishing candidate. If that's your situation, our luxury vinyl plank page covers the waterproof, slab-friendly alternative we install most often in Florida.
What the process actually looks like
- Walkthrough and assessment - we confirm the floor is solid wood and check for damaged boards that need replacing first.
- Dustless sanding - three passes with progressively finer grit, contained with a HEPA vacuum system.
- Staining (optional) - match the existing color or go a shade lighter or darker.
- Sealing - a commercial-grade waterborne finish, applied in multiple coats with cure time between each.
- Final walkthrough - we inspect every board with you before calling the job done.

| Typical cost | ||
| Timeline | 3 - 5 days | 2 - 4 days plus acclimation |
| Best when | Boards are solid, just worn or the wrong color | Boards are damaged, water-stained, or you want a new species/width |
